Additional issues

Buying property in Turkey also involves some additional issues. On this page we will discuss the additional issues to consider. If you need to pay at the beginning of a construction project and/or before the transfer date, then you should take your upfront payment as security. You can read more about this in one of our publications, "Mortgage offers security in Turkey". We advise you not to purchase anything without the advice of a Turkish lawyer. This will ensure that you do not encounter any unpleasant surprises. It is also important that you get a Turkish bank account. Lexsu Consultancy can help you with this.

The purchase of a vacation home

When buying a vacation home you will also have to deal with things like service charges and municipal taxes. You need to be very aware of the monthly and annual taxes and service charges for your property. When you buy a house in Turkey, you pay a one-time connection fee for utilities. Taxes you pay are annual property taxes and garbage tax.

A mandatory insurance DASK must also be purchased, this is against the consequences of an earthquake. These costs are about 25 to 100 euros per year.

As a property owner, you have to deal with Turkish Inheritance Law. Applicable is namely the law of the country where the property is located. For the movable property your national inheritance law does apply. You can also consider having a legally valid will drawn up. Lexsu Consultancy can take care of this.

If you want to rent out your vacation home for a number of months per year, we advise you to do so by means of legally valid and well-sealed rental agreements. So that no problems can arise.

You can also choose to occupy your vacation home permanently. In this case Lexsu Consultancy can carry out the procedure for you to obtain a residence and/or work permit.

As shown in the above examples, there are many attendant legal issues after a purchase of real estate in another country. In order to solve your problem and achieve desired results, Lexsu Consultancy can advise and assist you with the necessary expertise and service quality.
